How we work

Four stages. No surprises.

Every project runs the same four stages, with a fixed fee agreed at the end of each one. You always know what the next stage costs before you commit to it.

Feasibility

2–4 weeks

We test what the site and the planners will actually allow, and give you a massing study plus a realistic cost range before you spend anything on design.

Concept & planning

8–14 weeks

Design developed to the point where it can be submitted, defended and approved. We handle the consultation and the committee.

Technical design

10–16 weeks

Every junction drawn at 1:5. Full specification, full schedules. This is the stage most practices under-resource and where most budgets go wrong.

On site

Duration of build

Fortnightly inspections, one point of contact, and a partner who signs off the work they drew. We stay until handover.
