The brief

Harbourline had a listed 1930s grain warehouse, 4,200 m2 of it, and a tenant who needed contemporary workspace within eighteen months.

What we did

Demolition was never on the table for us. We surveyed every column, found the frame had 40% more capacity than the original design assumed, and used it to insert two new floors entirely inside the existing envelope.

New services run in a visible galvanised spine down the centre of the plan so nothing had to be chased into historic fabric. The original loading doors became the meeting rooms.

Outcome

Operational carbon down 61% against the baseline. Embodied carbon roughly a third of an equivalent new build. Fully let before practical completion.
