SECTION AA — 1:20
An architecture practice working across housing, adaptive reuse and civic buildings. We draw every junction at 1:5 before anyone breaks ground, which is why our envelopes still perform after fifteen winters.

Position
01
Detail first
Every junction is drawn at 1:5 and signed off before tender. Contractors price what we drew, not what they guessed.
02
One team, start to handover
The partner who wins the project runs it. No handover to a delivery team you have never met.
03
Built to be cheap to own
We model daylight, airtightness and thermal bridging at concept stage, when changing them is still free.

How we work
Four stages. No surprises.
Every project runs the same four stages, with a fixed fee agreed at the end of each one. You always know what the next stage costs before you commit to it.
01
Feasibility
2–4 weeks
We test what the site and the planners will actually allow, and give you a massing study plus a realistic cost range before you spend anything on design.
02
Concept & planning
8–14 weeks
Design developed to the point where it can be submitted, defended and approved. We handle the consultation and the committee.
03
Technical design
10–16 weeks
Every junction drawn at 1:5. Full specification, full schedules. This is the stage most practices under-resource and where most budgets go wrong.
04
On site
Duration of build
Fortnightly inspections, one point of contact, and a partner who signs off the work they drew. We stay until handover.

05
What clients say
They gave us a building that costs less to run than the one it replaced, and it is the reason our tenants renewed early. The drawings were right the first time.

PureStructure held the design through three rounds of value engineering without losing what made it worth building. That is rarer than it should be.

Rotterdam Civic Trust
We interviewed six practices. They were the only ones who arrived with a section rather than a mood board.
